This Privacy Policy explains how Easy Flat Inc., doing business as Nmbr ("Nmbr," "we," "us," or "our"), collects, uses, and shares personal information when you use nmbr.homes and our related services.
Nmbr currently offers its services for users and properties in the United States. This Privacy Policy applies to all visitors to nmbr.homes, regardless of location. Our service helps landlords market long-term residential rentals and communicate with prospective renters. By using the service, you acknowledge the practices described in this Privacy Policy.
1. Information We Collect
The information we collect depends on how you use Nmbr and may include:
- Account and contact information: name, email address, phone number, account identifiers, authentication records, and communication preferences.
- Property and listing information: property address, rental terms, availability, descriptions, photographs, and other content provided by a landlord or property manager.
- Renter and application information: contact details, rental preferences, move-in timing, budget, household information, application responses, and documents you choose to provide.
- Communications and content: messages, support requests, uploaded files, AI assistant interactions, voice input, and, when a calling feature is used, call metadata, recordings, or transcripts.
- Payment information: Stripe processes payment card details. Nmbr receives transaction information such as payment status, amount, date, and billing contact details, but does not receive or store full card numbers.
- Device, usage, and advertising information: IP address, approximate location derived from IP, device and browser type, pages viewed, actions taken, session information, cookies and similar technologies, referring pages, UTM parameters, and advertising click identifiers.
We receive this information from you, other users involved in a rental, service providers such as payment and authentication providers, and, where relevant, public or third-party listing and screening sources.
2. How We Use Information
We use personal information to:
- Create accounts and provide, maintain, and improve Nmbr.
- Create and distribute listings, communicate with prospective renters, organize applications, coordinate showings and next steps, and support landlords and renters.
- Process payments and maintain transaction records.
- Personalize the service and operate AI-assisted features.
- Analyze performance, troubleshoot errors, prevent fraud, and protect the security of Nmbr and its users.
- Send service communications and, where permitted, marketing communications.
- Measure advertising, understand how users find Nmbr, and improve our campaigns.
- Comply with law, enforce our Terms of Service, and protect our rights and the rights of others.
3. AI and Recorded Communications
Nmbr uses automated and AI-assisted tools to help create listings, respond to inquiries, organize information, and support rental workflows. These tools may process messages, listing details, files, or voice input you provide. AI-generated content can be incomplete or inaccurate and should be reviewed before relying on it.
If a call is recorded or transcribed, Nmbr will provide any notice or request any consent required for that communication. This Privacy Policy is not, by itself, consent to record a call.
4. How We Share Information
We may share personal information with:
- Service providers that help us host, secure, support, analyze, advertise, communicate, and process payments. Depending on the feature and your settings, these providers may include Stripe, Google, Meta, Amplitude, Plausible, Sentry, and OpenAI.
- Landlords, property managers, renters, and their representatives when needed to provide the rental workflow you requested.
- The public for information intentionally included in a public property listing. Private messages and application materials are not made public through Nmbr.
- Authorities or other parties when reasonably necessary to comply with law, respond to legal process, prevent harm or fraud, or protect rights and safety.
- A successor or transaction participant in connection with a merger, financing, acquisition, reorganization, or sale of all or part of our business.
We do not sell personal information for money. Some disclosures involving advertising or analytics partners may be considered a "sale," "sharing," or targeted advertising under certain state privacy laws. Where applicable, you may opt out using our cookie controls or by contacting us.
We do not share SMS opt-in data with third parties for their own marketing. We may share it with providers that deliver messages for Nmbr.
5. Cookies, Analytics, and Advertising
Nmbr and its providers use cookies, local storage, pixels, and similar technologies to operate the site, remember preferences, understand usage, diagnose errors, and measure advertising. This may include analytics or session-replay tools that capture how you interact with the site. Sensitive form fields are intended to be excluded or masked from session replay.
If a cookie or privacy settings panel is displayed on Nmbr, you can use it to manage the available categories. You can also change browser settings, although blocking some technologies may affect site functionality. See our Cookie Policy for more information.
6. Applicant and Screening Information
Nmbr may help collect and organize information used in a rental application. The landlord or property manager makes the final housing decision.
If a consumer report, credit check, background check, or similar screening is requested, any legally required disclosure and authorization will be provided separately. This Privacy Policy and our Terms of Service are not blanket authorization to obtain a consumer report.
7. How Long We Keep Information
We keep personal information only as long as reasonably necessary to provide the service, maintain business and transaction records, resolve disputes, prevent fraud, enforce agreements, and meet legal obligations. Retention periods vary by the type of information and why we collected it.
When information is no longer needed, we delete or anonymize it where reasonably practicable. Some information may remain for a limited period in backups or where retention is required by law.
8. Security
We use reasonable administrative, technical, and organizational safeguards designed to protect personal information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
9. Your Choices and Privacy Rights
You may update certain account information through Nmbr or contact us to request access, correction, or deletion. You may unsubscribe from marketing emails using the link in the message and opt out of marketing texts by replying STOP. Service-related communications may still be sent when necessary.
Depending on your state and applicable law, you may also have the right to obtain a portable copy of personal information, opt out of targeted advertising or certain disclosures, limit certain uses of sensitive personal information, or use an authorized agent. We may need to verify your identity before completing a request. We will not discriminate against you for exercising an applicable privacy right.
If you are outside the United States, applicable local law may provide additional privacy rights.

10. Children
Nmbr is not intended for anyone under 18, and we do not knowingly collect personal information from children under 18. If you believe a child has provided personal information to us, please contact us.
11. Changes to This Policy
We may update this Privacy Policy as our service or legal requirements change. We will post the updated version here and change the "Last updated" date. If a change is material, we may provide additional notice as appropriate.
